Why the area is small
A few miles,
on purpose
We work in a deliberately small area. Almost everything we build is within a few miles of Bexley, and that is a limit we have chosen rather than one we have run into.
The reason is practical. Something always comes up on a build that needs a decision, and the cost of waiting a week for somebody to drive across London is real. Being close enough to be at the house that morning is worth more than anything a builder can put in a brochure.
It also means we know the housing. Thirty years in the same streets is long enough to know what a nineteen thirties roof will give you before the tiles come off, what the ground is like before anybody digs, and which house types hide what behind the plaster. That shows up as quotes that hold rather than quotes that move.

Builder in Bexley
Where we are based, covering Old Bexley, Bexley Village, Upton, Albany Park, Blendon and North Cray. DA5 semis and detached houses on plots generous enough that a rear extension is rarely constrained by the boundary. Deep roofs that take a loft conversion without alteration, and integrated garages that have not held a car in years.
Builder in Sidcup
More of our work has been here than in any other town, across Sidcup, Foots Cray, Blackfen, Lamorbey, Longlands and Halfway Street. The DA14 and DA15 semis are almost all hipped, which is why hip to gable loft conversions are the job we are asked for most. Sidcup also has streets of chalet style houses, and full chalet conversions are the work we are best known for locally.
Builder in Bexleyheath
Terraced and semi detached streets through DA6 and DA7, taking in Barnehurst, Crook Log, Danson Park, Northumberland Heath and Upton. Narrower plots, where the design work matters more than it does on a wide one. Rear extensions rather than side ones, and on a loft conversion it is usually where the stairs land that decides the layout rather than the height of the roof.
Builder in Welling
DA16, covering Welling, East Wickham, Falconwood and the Danson side. Largely unaltered terraced and semi detached housing on narrow plots, and the town where a modest job makes the biggest difference. Taking one wall out and putting a steel in can change a whole ground floor for a fraction of what an extension costs.
Builder in Dartford
A wider mix across DA1 and DA2, including Wilmington, Stone, Joydens Wood, Temple Hill and Darenth. Larger plots and a lot of post war stock alongside the interwar streets. Trussed roofs and detached garages are both more common here, and both need pricing properly at the survey rather than being found halfway through.
Crayford, Eltham and Bromley
We work across DA1, SE9 and the Bromley side as well, taking in Barnes Cray, Slade Green, New Eltham, Mottingham and Bickley. Everything from a single structural opening to a whole house stripped back, and all of it close enough to Bexley that our own team is on site first thing rather than arriving mid morning.
Builder in Orpington
Larger properties and larger plots across BR5 and BR6, covering Orpington, St Mary Cray, St Paul's Cray, Green Street Green, Crofton and Locksbottom. Roofs generous enough to give two bedrooms and a bathroom, detached garages that make for the bigger version of that job, and more work that runs as one whole house project from the outset.
Builder in Chislehurst
Some of the largest houses we work on, in BR7, taking in Chislehurst, Elmstead and the Bickley side. More refurbishment than expansion, on houses that are already big enough but laid out for a different generation. The specification is usually where the budget goes rather than the square metres.
Builder in Petts Wood
A planned interwar suburb in BR5, covering Petts Wood, Petts Wood West and the Crofton and Chislehurst edges. Built to a handful of designs on consistent plots, so once we have done one of a type we know what the next one gives us. Where several houses on a road have been converted the same way, the planning conversation is a short one.

Rear, side and wrap around extensions. £50,000 to £140,000 depending on size, glazing and what happens to the kitchen.
Loft conversions
Rear dormer, hip to gable and rooflight conversions. £60,000 to £85,000, eight to twelve weeks on site.
Garage conversions
Integrated and detached. £15,000 to £33,000, and three to four weeks for a straightforward integrated garage.
Chalet conversions
A full first floor across the whole footprint and the house refurbished to match. £180,000 to £250,000.
Renovations
Structural alterations, whole house refurbishments, kitchens and bathrooms. From £2,000 up to £150,000.
