The build is what we price. The kitchen you buy. On a lot of DA16 jobs the building work is modest and the kitchen is the larger half of the spend, so keeping the two separate in the quote is the only honest way to show it.
The layout is settled before first fix
Even on a knock through with no extension at all, the circuits and the waste are decided early. Welling jobs are short, which means there is less time between starting and needing the kitchen drawing, not more.

On a lot of DA16 houses the kitchen problem is a wall, not a shortage of floor. One structural opening, a steel, calculations from an engineer and building control, and the kitchen and dining room become one room. It starts at around two thousand pounds and it is frequently the better answer.
Small extensions still need the same services
A three metre extension needs the same drainage, the same circuits and the same first fix decisions as a large one. The build is quicker and the planning of the kitchen is not, so the design still has to be done at the same point.
Narrow plots mean no side access
Welling plots are tight and almost everything goes through the house. On a smaller job that matters more, not less, because the disruption is the same and it is spread over fewer weeks.
