Chalet houses
in Sidcup
Sidcup has more chalet style housing than any other town we work in, and it is where most of the fifty conversions we have completed over the last decade are. Eighteen of them are in one road.
The shape is always the same. A roof that drops low at the front, dormers cut into it, and a first floor that is really half a floor. Two bedrooms you can use and a bathroom you cannot stand up in properly at one end.
A full conversion takes that up to full height across the whole footprint. The roof comes off, a proper storey is built, and the house gains at least two bedrooms and a bathroom. The ground floor usually gets opened up at the same time because the structure is being rebuilt anyway.
Applications go to Bexley Council. Where a run of these houses has already had conversions approved, the case for yours is a great deal simpler than it would be on a street where nobody has done it.
What you end up with
What a full conversion
actually gives you
What the work involves stage by stage is on the main chalet conversions page. This is what is different about the house afterwards.
Four bedrooms out of two
The change that stops people moving. On a DA14 chalet the new floor typically takes a two bedroom first floor to four, with head height throughout rather than along the middle.
Bathrooms with standing room
Usually two. The existing chalet bathroom is almost always the worst room in the house because it sits where the roof is lowest.
The ground floor rethought
With the structure open, taking the downstairs into one kitchen, dining and living space costs far less now than it would as a separate job in three years.
Everything behind the walls replaced
Wiring, plumbing, heating and insulation, on a house where most of it has not been touched since it was built.
The front elevation resolved
The dormers and the low roof go. What replaces them is a proper first floor with windows where windows should be.
A house that matches the street
On a road where several have been done, a converted chalet stops looking like the odd one out and starts looking like the ones that have not been done yet.

Where several have been done on the same road, the second one is more predictable than the first. Roof structure, stair position and foundation depth all repeat on these houses, and that shows up in a figure that holds rather than one that moves in week three. More on costs
Living through it
Four things worth
knowing first
This is the longest and most disruptive work we do. None of what follows is a reason not to do it, but all of it is better known at the start.
We have done this street before, or one like it
Eighteen in a single road means the second one was easier than the first and the eighteenth was easier again. Roof structure, foundations and stair position all repeat on these houses.
The roof is off for weeks, not days
The house is sheeted and scaffolded and the work is sequenced around it. It is the main reason the timescale runs from fourteen weeks at the shortest to eight or nine months for a full conversion and refurbishment.
Where the stairs land decides the layout
A chalet stair was built for half a floor. Taking it to a full one usually means moving or rebuilding it, and that decision shapes the whole first floor plan before anything else is drawn.
Priced against moving, not against an extension
Four bedrooms and two bathrooms in DA14 is a different house at a different price. Set the conversion figure against stamp duty, fees and the move rather than against a rear extension.
We also build house extensions, loft conversions and garage conversions in Sidcup. For everything we do in the town, see builder in Sidcup.
