Working in DA6 and DA7

The roofs
around here

Bexleyheath is where a loft conversion earns its keep more clearly than anywhere else we work. Plots through Crook Log, Northumberland Heath and out towards Barnehurst are tighter than in Bexley or Dartford, so a rear extension costs you garden you may not have to spare. The loft costs you nothing outside at all.

The housing is mixed. Close packed interwar terraces and semis on the tighter streets, and larger detached and semi detached houses nearer Danson Park with deeper roofs and more of them to work with.

On the terraces the roof usually already ends in a party wall rather than a hip, so a rear dormer on its own is the whole job. On the semis and detached houses the hip is normally there and squaring it off is what unlocks the floor.

Head height on the interwar stock here is generally sound. The thing that decides most Bexleyheath conversions is not the roof at all, it is where the staircase can go and what it costs you on the floor below.

Types of conversion

Which conversion
your roof will take

Almost every loft we convert in Bexleyheath is one of these six. There is more on all of them on the main loft conversions page.

Rear dormer

The standard job on a DA7 terrace, where the roof already gables into the party wall on both sides. Flat roof, as wide as the house and the volume allowance permit, and standing height across the useful part of the floor.

Hip to gable with rear dormer

On the semis and detached houses, particularly nearer Danson Park. The hipped end is rebuilt square and a dormer runs across the back, which together give a full width room rather than a strip along the ridge.

Hip to gable

The hip squared off on its own, leaving the rear roof line as it is. Sometimes the right answer where a full dormer would sit badly against the neighbouring roof, and it is worth pricing both.

Rooflight conversion

No change to the roof shape. Insulate, floor, staircase and roof windows. Only viable where the height is already there, which on the deeper roofs near Danson Park it occasionally is. Always worth measuring before anything larger is priced.

Mansard

The rear roof rebuilt almost vertical for the largest possible floor. A full planning application in nearly every case and more common on terraces than on semis, where the roof shape suits it better.

Bungalow loft conversions

Chalet style houses appear across DA6 and DA7 and the roof work involved is a bigger job than a standard loft. The chalet conversions page sets out what that actually means.

A rear dormer on a straightforward cut roof sits near the bottom of that range. A hip to gable with a dormer, a shower room, a rebuilt heating system and a staircase that needs the floor below reworking sits at the top. What the roof is made of moves it more than the size of the room does, which is why nobody can price your loft in Bexleyheath over the phone. We come and look at it first. More on costs

What we find
in Bexleyheath lofts

Four things that come up often enough on these roofs to be worth saying before you ask.

A terrace gets forty cubic metres, not fifty

Permitted development allows a terraced house forty cubic metres of additional roof space against fifty for a semi or detached. On a narrow DA7 terrace that difference decides how far a dormer can come forward, and it is checked before drawings rather than after a refusal.

Two party walls instead of one

Mid terrace means notices both sides, and a dormer that meets the party wall needs the neighbour's agreement as well as the council's. Talking to both early is worth more than any amount of paperwork afterwards.

Everything comes in over the scaffold

On these plots there is often no side access at all, so material goes up the outside and waste comes down the same way. That is actually good news. It keeps the inside of the house usable for most of the eight to twelve weeks.

The loft costs no garden

On a short DA7 plot this is the whole argument. A rear extension takes outside space you cannot get back. A loft conversion adds a bedroom and a shower room and leaves the garden exactly as it was.
