Working in DA5

Extending a house
in Bexley

Bexley is where we are based, so most of the extensions we build are within a couple of miles of here. Old Bexley, Bexley Village, Upton, Albany Park, Blendon and North Cray are almost all interwar and nineteen thirties housing, put up properly, on plots more generous than anything built since.

That generosity is the reason a rear extension works so well in DA5. On most of the semis and detached houses here there is enough depth at the back to come out four or five metres and still keep a garden worth sitting in. Closer to London that trade stops being worth making.

What the houses share is a sound structure and a layout designed for a household that no longer exists. Small rooms off a central hall, a kitchen tucked at the back facing the fence, and a dining room nobody has eaten in since Christmas. Most of what we build here is about taking that apart rather than simply adding to it.

Being ten minutes away changes how a job runs. When a decision is needed we are at the house that morning rather than the following week, and on a build that runs three or four months that is the difference between a project that moves and one that stalls.

Types of extension

What kind of extension
your house will take

Almost every job we build in Bexley is one of these six, or two of them combined. More on all of them on the main extensions page.

Single storey rear extensions

The most common job we build in DA5 and the one these plots suit best. Four to six metres out, a flat roof with a lantern or rooflights, and sliding or bifold doors across the back. On most Bexley semis that still leaves a garden behind it rather than a strip of paving.

Wrap around extensions

Rear and side return in one. On the wider plots around Old Bexley and Blendon it produces a ground floor that no amount of internal reworking would get you. It is usually the point at which the whole downstairs is rethought rather than simply extended.

Double storey extensions

Living space below and a bedroom or bathroom above it. More per square metre than a single storey because of the roof and the structural work to the existing house, but it is the only way to add a proper bedroom at the back rather than in the roof.

Side return extensions

The alley down the side that holds a bin and a bike. Filling it in adds width exactly where a nineteen thirties kitchen never had any. Less common here than in the tighter streets nearer Bexleyheath, but it comes up on plenty of the Upton and Albany Park terraces.

Kitchen extensions

Most Bexley extensions turn out to be kitchen extensions, and that changes the order the job runs in. The kitchen layout has to be settled before first fix, or the second half of the build is spent moving pipes and cables that went in before anybody knew where the sink was going.

Extensions with structural alterations

Very few extensions stop at the new walls. Taking out the original back wall is what actually makes the space work, and that means a steel, an engineer's calculations and building control signing it off. Our own team does the steelwork as part of the same job.

A single storey rear extension on a level plot with decent access sits near the bottom of that range. A double storey wrap around with a steel frame, altered drainage, a new kitchen and the rest of the ground floor reconfigured sits at the top. Nobody can price your extension over the phone, in Bexley or anywhere else. We measure up first, then price it, and the quote is itemised so you can see what every part of it is for. More on costs

What we run into
on Bexley houses

Four things that come up often enough here to be worth saying before you ask.

Deep plots, shallow foundations

The gardens are long and the original foundations are often shallower than a modern extension needs, particularly near mature trees. We dig trial holes at survey rather than finding out on the first morning, because foundation depth is the single biggest thing that moves a groundworks figure.

Access is usually the easy part

Most DA5 houses have a side alley or a driveway wide enough to barrow through, and several have gates onto a rear service road. Where a lorry can get near the back of the house the groundworks run faster and the skip changes cost less.

Neighbours and the party wall

On a semi you are almost always serving a party wall notice, and on a detached house you often are not. The advice we give everybody is the same. Talk to the neighbour early and informally, before a surveyor's letter lands on the doormat.

Applications go to Bexley Council

Some single storey rear extensions here fall under permitted development and plenty do not, depending on depth, height, the boundary and what has already been added. Your architect confirms it and the council decides it. We will tell you what we are seeing at the survey.

We also build loft conversions, garage conversions, chalet conversions and whole house renovations in Bexley. For everything we do in the town, see builder in Bexley.
