DA5

The town
we work from

We are based in Bexley, so this is the shortest journey we make and the streets we know best. Old Bexley, Bexley Village, Upton, Albany Park, Blendon and North Cray between them make up most of the work we take on in DA5.

The housing is almost entirely interwar and nineteen thirties, put up properly on plots more generous than anything built since. Sound brickwork, cut roofs rather than factory trusses, and a plan designed for a household that no longer exists. Small rooms off a central hall, a kitchen at the back facing the fence, and a roof space nobody has been in for years.

That combination is why so much is possible here. The structure will take what you want to do to it, and the plot has the depth to allow it. Applications go to Bexley Council, and your architect confirms what falls under permitted development before anything is committed.

Being ten minutes away changes how a job runs. When a decision is needed we are at the house that morning rather than the following week, and on a build that runs three or four months that is the difference between a project that moves and one that stalls.

What we build

Six kinds of work
in Bexley

Each of these has a page of its own with figures, timescales and what actually happens on site.

House extensions

Single storey rear, side return, wrap around and double storey. The depth on most DA5 plots means an extension can come out four or five metres and still leave a garden worth sitting in.

Loft conversions

Hip to gable and rear dormer, mostly. The interwar roofs here are cut on site rather than factory trussed, which is the kind that converts most easily and most cheaply.

Garage conversions

The cheapest room you will ever add, because the foundations, floor and roof are already there. Most DA5 driveways are deep enough that losing the garage costs you no parking.

Chalet conversions

Chalet style houses appear across Bexley and the full conversion is the largest job we do. Around fifty completed over the last decade, including eighteen in one road.

Whole house renovations

Everything short of an extension. Layout, kitchen, bathrooms, wiring, plumbing, heating, floors and joinery, on a house that is sound but has stopped working.

Kitchens, bathrooms and structural work

Fitted on their own or inside a larger job. What sits behind the units is usually the real work, because a new kitchen often means moving drainage and circuits before anything is screwed to a wall.

Choosing between them

What the houses here
are best suited to

Four of these are worth pricing on almost any house here. Which one wins depends on the plot, the roof and what you are actually short of.

Extensions, because the plots allow it

Depth is the thing DA5 has that the towns nearer London do not. Four or five metres out the back and you still have a garden. That is why the extension is usually the first thing worth pricing here rather than the last.

Lofts are cheaper here than they look

Interwar cut roofs reorganise rather than needing to come out. On the same house a loft conversion often costs less per room than the extension does, and it takes no garden at all.

The garage is the cheapest room in the house

Foundations, floor, three walls and a roof already paid for. On a DA5 driveway deep enough to hold the car anyway, converting it costs you nothing you were using.

Doing two at once is cheaper than two separately

One set of scaffold, one set of drawings, one dig, one team and one period of disruption. An extension and a loft together cost noticeably less than the same two three years apart.

The order a project runs in is on planning your project, and over 200 verified reviews are on the reviews page.
