About
About the builders
behind LD&C Homes
A residential building contractor working across Bexley, Sidcup, Dartford and the towns around them. Extensions, loft conversions, garage conversions and whole house renovations, built by our own team.
Who we are
A local firm,
not a national one
LD&C Homes is a building contractor based in Bexley. We only work on people’s homes. No commercial contracts, no new build sites. We work on houses people live in, usually while they are still living in them, and almost all of our work is within a few miles of where we are based.
That is deliberate. A builder who works locally can get to your house the same morning when something needs a decision. A builder covering half of London cannot, whatever they tell you at the quote stage.
The people on the tools hold over thirty years of building experience between the trades, and the bricklayers, carpenters and plasterers who turn up on your job are the same ones who were on the last one. You get one number to call and one person who knows what happened yesterday.
The trade goes back a good deal further than the company. Our TrustATrader membership has run since February 2009 and the experience on site runs back further than that. LD&C Homes Ltd itself was incorporated in May 2026, company number 17205225.
Most of what we build is extensions, loft conversions and chalet conversions. Alongside that we take on whole house renovations, kitchens, bathrooms and structural work.
The team
One team,
start to finish
Our own trades
Bricklayers, carpenters, plasterers and labourers who work for us, so the standard does not change halfway through the job. Where a build needs a specialist trade we use the same people every time, and they are managed by us rather than left to organise themselves around your house. It also means we are not waiting on somebody else's diary to get your job moving.
One point of contact
You are not passed between an office, a project manager and whoever happens to be on site that week. One number, one person, and an answer that matches what is actually going on in your house. If something needs deciding you hear about it the same day, rather than finding out about it once it has already been built.
A site you can live in
It will not be the Ritz, but you will be able to live in the house while we build. We clear up as much as we can at the end of every day, and where the layout allows we put in temporary stud walls to close off the part we are working in. We can also arrange a temporary kitchen and service runs for things like a washing machine, so the house keeps working while the work goes on.

How we charge
No deposit,
ever
We do not ask for money before we start. Work is billed in arrears, so at every point in the job you are paying for something that already exists and that you can walk into and look at.
It matters more than it sounds. Almost every horror story a homeowner has heard about builders begins with money paid up front for work that never arrived. Taking that off the table at the start changes the whole relationship, and it means we have every reason to keep moving.
Quotes are itemised, so you can see what each part of the price is for rather than being handed one number. Quotes are free and there is no obligation attached to them.
Standards
The unglamorous part
Fully insured
Insurance in place for the work we carry out. If you want to see the certificate before you commit, ask and we will send it.
Building regulations
Building control is arranged as part of the job, normally through an approved inspector who inspects at each stage and issues the certificate at the end.
Health and safety
A site run properly, which matters more than usual when the client and often their children are living in the middle of it.
Party wall
We stay out of party wall agreements, because they are between you and your neighbour. We will tell you early if one is likely to be needed.
Thames Water
If a build goes over or close to a public sewer, a build over agreement is usually needed. Far easier to handle at design stage than after the foundations are set out.
Planning
Your architect designs the scheme and the council decides it. We tell you what we are seeing at the survey and point you towards someone who can confirm it properly.
Reviews
Every review is left by a homeowner on TrustATrader once the work is finished, and none of them can be edited by us. We have been an approved TrustATrader member for almost twenty years, which is a good deal harder to fake than a number on a website.
