Working in BR5

The garages
around here

Petts Wood was laid out as a planned suburb in the nineteen twenties and thirties, and the garages follow the same logic as everything else here. Built to a small number of designs, set to the side of the house, and sized for a car nobody drives any more.

That consistency helps. When the garage is the same design as the last four we converted, the survey confirms rather than discovers. Wall construction, floor level, where the soil pipe runs and how the front opening was formed all tend to repeat, which makes for a price that holds.

What needs more care here is the front. The street frontages were designed to be looked at together, and parts of the area carry additional planning control because of it. Closing a garage opening is a visible change, so the brick match and the window proportions matter more than they would two towns north.

Three to four weeks on an integrated conversion, four to seven where a detached garage needs a new roof. Either way it is the least disruptive work we do.

What it becomes

Six things a garage
turns into

Almost every garage we convert in Petts Wood becomes one of these six. There is more on all of them on the main garage conversions page.

Home office

A room with a door and a window that is not a bedroom, at the side of the house rather than in the middle of it. The most common reason people here start the conversation. Data and sockets go in before the walls are lined.

Utility room

Machines, sink, worktop and boots out of the kitchen entirely. On these houses the garage sits close enough to the existing drainage that a utility is usually straightforward, which keeps it at the lower end of the range.

Downstairs bedroom

With a shower room alongside where the width allows. The drainage puts it into the middle cost tier and it is the version that changes what the house can offer somebody who has finished with stairs.

Playroom or snug

No drainage, so the cheapest version of the job. Off the hall, close enough to keep an ear on and far enough to close the door on.

Gym

Floor built up solid and level, insulation to walls and ceiling, ventilation put in properly. A garage arrives with none of it. Once the shell is right the fit out costs very little.

Annexe or studio

Only where a detached garage has real footprint, which on some of these plots it does. Self contained with a shower and kitchenette, at the top of the range, and needing approvals an internal conversion does not.

Three to four weeks for an integrated garage, four to seven for a detached one with a new roof

What it costs

Straight answers
on price

  • £15,000 to £18,000Integrated garage. New front wall and window, opening formed into the house
  • Up to £25,000The same, with a utility room or shower room and the drainage for it
  • Up to £33,000Detached garage, including a new roof

Three tiers rather than one flattened range, because a garage conversion is one of the few jobs where the figure genuinely does divide that cleanly. What moves it is drainage, whether the roof has to come off and how much the floor needs building up. No deposit is taken, the survey is free and the quote is itemised. More on costs

Local detail

What we find
in Petts Wood garages

Four things that come up often enough in BR5 to be worth saying before you ask.

The new front wall has to match the street

On a road where the houses were designed as a set, a badly closed garage opening is obvious from the pavement. Brickwork matched, the window lined through with the others on the elevation, and the sill and lintel following the house. It is the part we spend most care on here.

Check what applies to your road

Additional planning control covers parts of the area rather than all of it, and it varies street by street. Your architect establishes exactly what applies to your address before anything is drawn, because a garage conversion changes a visible elevation.

Identical houses make for an accurate price

When the garage is the same design as the last few we converted, the floor level, the wall construction and the drainage position all tend to repeat. That is why a quote on one of these holds rather than moving in week two.

Applications go to Bromley Council

Petts Wood sits with Bromley Council. An internal conversion is often permitted development, though local control on the street frontage can change that. Your architect confirms it and deals with the case officer if an application is needed.
