DA6 and DA7
Chalet houses
in Bexleyheath
Chalet style houses run through DA6 and DA7, mixed among the interwar terraces and semis and out towards Barnehurst. Low roof at the front, dormers cut into it, and an upstairs that is really half a floor.
On Bexleyheath plots that matters more than it does in Bexley or Dartford. The gardens here are shorter, so an extension costs you outside space you may not have to spare. A chalet conversion takes none of it. Everything happens above the footprint that already exists.
The result is usually two or three more bedrooms, at least one more bathroom, and a ground floor opened up while the structure is being rebuilt anyway.
Applications go to Bexley Council. Changing a roofline is a full application every time, and on a street where a neighbour has already had one approved the case for yours is easier to make.
What you end up with
What a full conversion
actually gives you
What the work involves stage by stage is on the main chalet conversions page. This is what is different about the house afterwards.
Rooms without losing garden
The whole argument on a shorter DA7 plot. Everything happens above the existing footprint, so the garden is exactly as it was when the scaffold comes down.
Two or three more bedrooms
Enough to take a two bedroom chalet to four, with head height across the whole floor rather than along the ridge.
A proper bathroom, usually two
The chalet bathroom sits where the roof is lowest and it is almost always the worst room in the house. Full height fixes that permanently.
The ground floor opened up
Cheaper done now while the structure is open than as a separate job later, and on these houses the downstairs is usually as chopped up as the upstairs.
New roof, windows and services
Replaced rather than patched. On a house of this age most of what is behind the walls is original.
The whole house reads as one thing
Rather than an old house with a new top on it. The elevations are finished together so it does not look converted.

On a shorter plot the comparison worth making is not one conversion against another, it is the conversion against what you would pay to buy the same house already finished. Stamp duty, agents, legal fees and the move add up faster than people expect. More on costs
Living through it
Four things worth
knowing first
This is the longest and most disruptive work we do. None of what follows is a reason not to do it, but all of it is better known at the start.
Access and scaffold on a tighter street
The house is scaffolded and sheeted for weeks. On a closely built DA7 street that needs agreeing with the neighbours early, and sometimes the scaffold has to sit on somebody else's ground.
The timescale is the real cost
Fourteen weeks at the very shortest, and eight or nine months for a full conversion with the house refurbished. On a closely built DA7 street that is a long time to have scaffold up, and it is better known at the start.
Most people move out for part of it
Some stay throughout, some go for the whole build. We say which we think it will be at the survey rather than letting you find out.
It is priced against moving
Four bedrooms and two bathrooms in DA6 or DA7 is a different house. Set the figure against the stamp duty, fees and the move rather than against an extension you have no garden for.
We also build house extensions, loft conversions and garage conversions in Bexleyheath. For everything we do in the town, see builder in Bexleyheath.
