DA16

The tightest
streets we work

Welling is the most closely built town we work in. DA16 runs from East Wickham across to Falconwood and up towards Danson, and it is mostly interwar terraces and semis on modest plots.

The houses are sound. Solid brickwork, decent roofs, and a plan that stopped making sense fifty years ago. A front room nobody sits in, a back room used for everything, and a kitchen with a door at each end so it is really a corridor with a cooker in it.

The density does not stop work happening, it changes which work is worth doing. A deep rear extension on a short Welling garden is usually the wrong answer. A side return with the ground floor reworked behind it is usually the right one.

Applications go to Bexley Council. On a terrace the permitted development limits are tighter and the boundary distance is what usually catches it, so plenty of what looks straightforward here needs a full application.

What we build

Six kinds of work
in Welling

Each of these has a page of its own with figures, timescales and what actually happens on site.

House extensions

Side returns and modest rear extensions. Three to four metres is the sensible limit on most DA16 plots, and beyond that you are trading garden for floor at a rate people regret.

Loft conversions

Rear dormers, mostly. On these plots the loft is the one direction left that costs nothing outside, and the interwar roofs here convert without the trusses having to come out.

Garage conversions

Not every DA16 house has one, because these streets were built before a car per household was assumed. Where there is a garage it is usually narrow and it makes an excellent utility or office.

Chalet conversions

Less common in Welling than in Bexley or Sidcup, but where a chalet style house exists the full conversion changes it more than anything else available.

Whole house renovations

On a plot with nowhere to go, reworking the inside is the whole job. Layout, services, kitchen, bathrooms and finishes, done once and done properly.

Kitchens, bathrooms and structural work

The original side wall is load bearing, so it does not come out without a steel and calculations. That opening is what makes a side return read as one room instead of two.

What it costs

Straight answers
on price

  • £50,000 to £140,000House extensions, 10 weeks to 8 months
  • £60,000 to £85,000Loft conversions, 8 to 12 weeks
  • £15,000 to £33,000Garage conversions, 3 to 7 weeks

Every figure on this site with what moves it. On a DA16 plot the comparison worth making is between a side return, a loft and a garage rather than between two sizes of extension. No deposit is taken on any of it, the survey is free and the quote is itemised. More on costs

Choosing between them

Which option suits
a DA16 house

Four of these are worth pricing on almost any house here. Which one wins depends on the plot, the roof and what you are actually short of.

Depth is the wrong instinct here

A deep rear extension on a short Welling garden is the move people ask for and rarely the right one. Three to four metres with the ground floor reworked behind it does more for less.

The side return is the best value work

The alley beside the kitchen is doing nothing. Filling it in adds the width a galley kitchen never had and the garden is untouched, which on these plots is the argument that settles it.

The loft is the one direction left

Interwar roofs here convert without the structure coming out, and nothing outside changes. On a house that has been full for five years it is often the whole answer.

Not every house here has a garage

These streets were built before a car per household was assumed. Where there is one it converts well, and where there is not the loft and the side return are the two moves worth pricing.
